Net rental yield provides a realistic return picture by deducting vacancy losses and operating expenses from gross rent.

### Formula

**Net Yield = (Effective Rent - Expenses) / Purchase Price x 100**

Where Effective Rent = Gross Rent x (1 - Vacancy Rate)
